If you are selling your property, there is a legal requirement for you to prepare a Home Information Pack (HIP). This may be undertaken via a number of methods, but whichever route you choose, you will require an Energy Performance Certificate.
The preferred option, and potentially the most cost effective option for many homeowners is to instruct your own solicitor to prepare the HIP. In taking this option you benefit from “owning” your own HIP, and with this brings the opportunity to supply the HIP to whichever agent you decide to instruct. It is important to remember that private sales are also subject to the HIP legislation.

Landlords……1st October 2008 Deadline
From this date Landlords of residential properties, that are to be let will be required to make an Energy Performance Certificate available to any prospective tenants. Landlords will be familiar with the requirement to produce the Landlords Gas Safety Certificate annually, however the Landlords EPC benefits from a 10 year lifespan.
