Landlords offering property to rent are legally required to provide an EPC for the property they intend to let. The EPC should be obtained within 7 days of marketing the property, although a further 21 days period is permitted provided you able able to demonstrate that you have commissioned an EPC. Landlords should also be aware that in the event that you issue proceedings to evict your Tenant, you will need to demonstrate to the Court that you have provided a valid EPC (and Landlords Gas Safety Certificate if your property has a gas appliances) in order to comply with the legal requirements.
