Landlords offering property to rent are legally required to provide an EPC for the property they intend to let. The EPC should be obtained within 7 days of marketing the property, although a further 21 days period is permitted provided you able to demonstrate that you have commissioned an EPC. We are able to provide a Confirmation letter to your Estate Agents or Trading Standards to ensure you comply with the requirements of the Law and avoid a potential £200 fine.

Landlords should also be aware that in the event that you issue possession proceedings following the expiry of a Section 21 Notice, you will need to demonstrate to the Court that you have provided a valid EPC (and Landlords Gas Safety Certificate if your property has a gas appliances) in order for the Possession Order to be granted.
